In order to provide you with the best service possible,
Homelife/Partners Realty Inc. agrees to perform the following
services:

We will complete and provide you with a Marketing Plan tailored specifically to your property
-
We will
provide you with a written Comparative Market Analysis of your
home, based on recent sales and current listings in your
neighborhood.

We will place
and maintain on your property our "For Sale" sign.
-
We will
advertise and promote your home according to your individual
Marketing Plan.
-
We will (if
appropriate) hold an "Open House" to further expose
your home to potential buyers.
-
We will
prepare "Features & Facts" information sheet on
your home, listing the salient features that a buyer will want
to know.
-
We will review
the benefits that a Pre-Approved Mortgage has to offer in the
sale of your home.
-
Wherever
possible, we will pre-arrange all showings and open houses.
All visitors introduced by us will be screened.

We will
qualify your buyers and will provide them with every
assistance in obtaining mortgage financing.
-
We will review
all offers with you and advise you during all negotiations.
-
We will use
our best efforts to see that all paperwork, and documents get
to lawyers, mortgage lenders, etc. on time in order to
facilitate the closing of the sale.
If we do not meet any of our obligations under "Our
Commitment to Service* you have the right to cancel the
listing agreement by giving us 10 days written notice.
However, during the 10 day period, we reserve the right to put
our commitment into good standing and maintain "Our
Commitment to Service' and the listing agreement.

First impressions can be lasting impressions
Checklist for faster sales

Lawns and yards-remove clutter, cut grass, edge walks, trim hedges, weed gardens.

Front of house-paint, fix or wash railings, steps storms, screens and front door.

Other exterior-side or back doors, gutters, wash windows.
-
Garage-straighten up, paint fix or wash doors and windows.
-
Plumbing-repair dripping fawcets, leaky toilets.
-
Heating/cooling-clean exterior unit.
-
Lights-replace all burned out bulbs and faulty switches Halls and Stairs-remove any clutter to give wide appearance.

Hardware-oil hinges, tighten door knobs, and fawcets.
These items are critical
-
Kitchen-stove, refrigerator, sink should be spotless, all workspace clear.
-
Bathrooms-neat, spotless and fresh. Repair broken putty around tub.
-
Closets-should be tidy and uncluttered.
During showing
-
During the evening turn on all lights just before the showing and close all drapes.
-
Let the "sun shine in" during daytime showings.
-
Strong cooking odours can be a deterrent. Make sure your home is fresh for showings.
-
Buyers will feel more at ease if the owners are not present during the showing. If possible be out of the house or in one room of the house during the showing.
-
Turn on all outdoor lighting for nighttime showings.
